The large lounge/diner has doors and windows opening out on various aspects. There are comfy leather sofas, TV with a range of Portuguese and European cable channels, coffee table, shelving, air conditioning and log burning fireplace. The large dining table with ambient lighting over seats up to 8 people, plus there is an additional sofa and sideboard.
The kitchen is very well equipped, having a range of modern base and eye level units, fridge/freezer, dishwasher, built-in eye-level oven and microwave, 4-ring electric hob with extractor over, one and a half bowl sink unit and drainer, breakfast table (seating 2 people) and patio doors leading to the large terrace.
There is also a separate Utility room with washing machine and storage shelving.
One of the four bedrooms is situated on the ground floor. This is a double bedroom with en-suite shower room, fitted wardrobes, air conditioning, and overlooks the pool. The en-suite has fully tiled walls, modern enclosed shower cubicle, wash basin and WC.
On the ground floor there is also an open entrance hall with stairs to the first floor and stairs down to the garage. On the lower ground floor the villa has the added benefit of a large garage with up and over doors, providing ample space to park 3 cars.
Upstairs there are a further 3 bedrooms, one with en-suite, and Family bathroom.
The Master bedroom is a double room with en-suite shower room, fitted wardrobe, air conditioning unit, and patio doors leading to a private South facing balcony. The en-suite has fully tiled walls, with modern enclosed shower cubicle, wash basin and WC.
There is also another Double bedroom with fitted wardrobes, air con unit, and patio doors leading to balcony with countryside view.
The fourth bedroom is a twin bedroom, fitted wardrobe, and air conditioning.
*Air conditioning/heating is available throughout the year, at an additional charge of 185€ p/w.
Car hire, which we can arrange if required, is recommended but not essential. Alternatively we can arrange transfers for you and your party from Faro Airport direct to the accommodation. Price available upon request.

Check in time is 3pm / Check out time is 10am.
During high season we can only accept bookings of 7 or 14 days, from Saturday to Saturday.
A 25% or 300€ (whichever is greater) deposit is required at time of booking.
The final balance plus a returnable breakage deposit of 450€ is payable 8 weeks prior to arrival.

Living Rooms - The large air conditioned lounge/dining room is furnished to a high standard with two large sofas, and dining table with eight chairs. There is an open log fire, and TV.
Kitchen - Fully fitted modern kitchen with traditional granite worktops, oven and hob, fridge/freezer, dishwasher, and microwave.
Bedrooms - Bedroom 1 (upstairs) is a double bedroom with air conditioning and en suite shower room, and private South facing balcony. Bedroom 2 (upstairs) is a double bedroom with air conditioning and private balcony. Bedroom 3 (downstairs) is a double bedroom with en suite shower room. Bedroom 4 (upstairs) is a twin bedroom with air conditioning.
Bathrooms - Master Bedroom has ensuite with shower, sink and WC. Bedroom 3 has ensuite with shower, sink and WC. The family bathroom on the first floor has double basins with mirrors above and wall lighting, polished stone work surface, custom-built cupboards under, a bath with shower over, and WC and bidet.
Utility Area - with washing machine and storage shelving.
Cleaning/towels/linen/maid service - All bed linen and towels are provided and will be changed on a regular basis. A mid-week maid/cleaning service is provided.
The outdoor space at Casa Olival is fully fenced, and perfect for soaking up the Algarve sunshine. There is a covered area with outside table which comfortably seats 8 people, and brick-built barbecue.
The private swimming pool (8m x 4m) is gated, and surrounded by a large terrace with ample space for sun loungers and parasols, and there is a poolside shower.
There are some wonderful beaches close by. In addition to the beach at Armação de Pêra, there are many sandy beaches within 10 minutes drive. The coastline is spectacular with great views and great cliff walks.
Armação de Pêra is approx. 30 minutes easy drive along the coastal motorway from Faro Airport. Care hire is recommended in order to visit many interesting places.
A short walk from this property is the bustling town with a fabulous selection of restaurants and bars, and a choice of beautiful beaches and fabulous clifftop walks. There are many banks and cash withdrawal machines, and three golf courses are within 15 minutes drive. The big supermarket, Intermarché, on the road to Porches is a few minutes’ drive.
Visit Monchique mountain or the reservoir for stunning scenery and restaurants, where you can eat a 3 course meal with wine and coffee for under €10!
Two big water parks (Slide and Splash and Aqualand) are within 10 minutes drive, and Zoo Marine for the whole family within 10 minutes drive. The Algarve Shopping Centre also 10 minutes drive with its great High Street shops and restaurants as well.

As a small family business we look after a few villas in the area. We live locally, and know the area extremely well. We will provide you with detailed directions to the villa before your arrival. We can provide you with local information and organise taxi or/and a car hire. We look after our guests and make sure that everything is in order in the villa.
