Terms & Conditions

Bookings are accepted as a contract between Carvoeiro Villa Holidays and the person named on the booking form (Client), who accepts responsibility for the conduct of everyone travelling under this booking.  Making a reservation through Carvoeiro Villa Holidays constitutes acceptance of our terms and conditions.

A DEPOSIT is payable with each booking which is non-refundable unless the accommodation can be re-let. A security deposit is due with the final payment to cover any damages or breakages which may occur during your stay. After your departure the property will be inspected and provided it is left in an acceptable condition, the deposit will be refunded to you within 14 days of your departure.  The balance of the invoice PLUS the security deposit is to be paid no later than eight weeks prior to your arrival date. (See below)  Any bookings where payment is not received 8 weeks prior to arrival will be treated as cancelled.   Late bookings (less than 8 weeks prior to arrival) require immediate full payment.

All holidays taken between the months of November to March inclusive will be subject to a supplemental charge for electricity at the standard local supplier rate. This can be collected in resort, but we reserve the right to deduct it from the security deposit if for any reason it is not paid in resort.  Late bookings (less than 8 weeks prior to arrival) require immediate full payment. If, as a result of circumstances beyond our control, this property becomes unavailable we will do our utmost to secure for you a similar property in its place.  You are not obliged to accept the replacement property and in that case, any payments you have made will be refunded in full.

Properties will normally be available after 3pm on date of arrival and should be vacated by 10am on date of departure.  Please contact us should these times prove difficult and we will do our best to help. Please ensure you have the correct travel documents e.g. passport, tickets, and adequate travel insurance to cover the period of your holiday.  Insurance cover should start on the date of making your reservation in case of an unforeseen need to cancel.  Please note that your personal safety in the property and surrounding areas is your own responsibility.

Please report to Management any problems or complaints about the property whilst you are in the resort.  They will endeavour to rectify any problems as quickly as possible. If you decide to vacate the property or take any other actions without contacting Management or allowing reasonable time for the problem to be rectified, all claims for compensation or refund will be forfeited.  Any problems or complaints not notified during your stay cannot be considered. Please note that we cannot be held responsible for environmental noise such as traffic or barking dogs. We also cannot be held responsible for any local lack of electricity, water supply, lift breakdown or other facility which is beyond our control. Similarly, we cannot be held responsible if facilities on the complex are withdrawn by the complex management without notice. Please note that most hotels and holiday complexes do not provide sun loungers by the poolside during winter months.

Please ensure that the number in your party matches the details on your booking form. If you need to make any amendments please let us know as soon as possible.  If the property is occupied by more than the agreed number, the breakage deposit will be forfeited in full. On your day of departure the property must be vacated by 10.00am sharp, irrespective of the time of your departing flight, unless previously agreed in writing with Carvoeiro Villa Holidays management. Your damage deposit will be forfeited if you fail to do so. Payment of a deposit for your holiday constitutes acceptance of these terms, even if the contract is not signed.

We can offer a management package tailored to your requirements. We handle all your day-to-day property administration matters, general maintenance, maid/cleaning services, gardening, pool care, holiday rentals, regular on-site checks and detailed quarterly accounts.
